Your right as a Landlord
A landlord is the owner of a premises or the holder of the reversionary interest in the property. This means that at the expiration of every tenancy, the right to possession and ownership of the said premises goes back to the landlord. Individuals own property for a number of reasons one of which is for passive income or as an investment as such, they let such properties out to tenants in exchange of rent. The rights a landlord has include:
1. Right to receive rent: A landlord has the right to receive regular and periodic rent form the tenant for the use and occupation of his premises. Rents can be collected weekly, monthly, quarterly, half-yearly and annually as agreed by the landlord and tenant. However, the manner by which the rent is collected determines the period of notice to which the tenant is entitled to.
2. Right to reasonable periodic inspection of the demised premises: The landlord is permitted by law to enter into the demised premises to carry out routine checks on the manner in which the demised premises is being used. However, before such checks, sufficient notice has to be given to the tenant in the manner stipulated in the tenancy agreement.
3. Right to lawfully eject a tenant: A landlord has the right to lawfully eject a tenant whose tenancy has been determined in accordance to the Tenancy Agreement or by operation of law. To lawfully eject a tenant, the appropriate notices has to be given in accordance to the law before proceeding to the law court. It is illegal to use self-help by inviting thugs or “Area-boys” to assist in ejecting a tenant. One can be liable for the crime disruption of public peace and criminal assault among others.
4. Right to review rent: A landlord has the right to review his rent upward (and sometimes, in the face of economic realities like economic meltdown, downwards). Such rent reviews have to take cognizance of the prevailing rate in the area and the special circumstances of the property so that they are not viewed as arbitrary or unreasonable.
5. Right to compensation from compulsory acquisition: The governor of the state by virtue of the Land Use Act has the right to compulsorily acquire properties within the state for “overriding public purposes”. However, whenever such occurs, the landlord has the right to be given compensation by the state government for the unexhausted improvements he has made on the land.

Lagos State Govt. vows to tackle unauthorised real estate practitioners

The Lagos State Government says it will tackle the menace of unauthorised real estate practitioners across the state.
The Special Adviser (SA) to the Governor on Housing, Mrs. Toke Benson-Awoyinka, said this in a statement in Lagos on Monday.
Benson-Awoyinka said that the state government had planned a stakeholders forum for real estate practitioners, aimed at tackling the menace. She said that the one-day stakeholder’s engagement slated for Wednesday had as its theme ”Lagos Real Estate: Achieving 21st Century Compliance”.
The Special Adviser said that the theme of the forum showed that the state government was making frantic efforts to eradicate the dubious practices of some real estate practitioners in the state.
According to her, the forum will help restore sanity and orderliness to the housing sector.

”I implore the real estate/agency businesses to cooperate with the state government so that the state as a smart city would be made investors’ haven, not only in Africa but the world at large,” she said.

Land Measurements
Most people who purchase land in Lagos and elsewhere don't really understand the meaning of these Real Estate terms. As a potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures. The first hurdle is to understand the system of Land measurement in Nigeria.
In Nigeria today, Land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which include development pattern, human and environmental factors.
2⃣ Let's start by asking what is the size of a standard plot in Nigeria?
According to the dictionary meaning of a plot: A plot is a marked out piece of Land for the purpose of building or farming. The word 'plot' is an arbitrary term used to describe a land division carved out for property development.
The size of a plot can vary for different reasons but according to Nigeria's land division, the appropriate plot for a house construction is 50 x 100ft which can accommodate a standard house with a small compound. To better understand land divisions used in Nigeria, different units of area are used as follows:
: 3⃣ *HECTARE*
A hectare is one of the least known metric units and one which potential buyers and Estate developers seem to struggle with -
It is a land measuring:

ππΏ10,000 sqm OR
ππΏTwo and half acres OR
4⃣ *ACRE*
An Acre is a standard unit of measurement used by Land sellers and it is almost equivalent to the size of a standard football field. An Acre is a product of any rectangular plot of land giving a total of:

ππΏ43,560 sq ft OR
ππΏ6 plots (each measuring 60ft x 120ft
5⃣ *PLOT*
In Lagos State, the standard size of a plot is 60ft x 120ft (18m x 36m i.e. 648 sqm), while in some other cities of the country, plots are measured in 50ft x 100ft.
However, plot size of most of the estates we market for is 600sqm.
This is basically because they have to make allowance for infrastructures on the estate which include road network within the estate, sewages, playground and other facilities to be provided.
